Have a full time job, looking to start investing in real esate for renting out to people?

I’ve heard from a few people that buying property and renting it out is the best way to go. Flipping is costly and risky. I’ve even talked to a few successful investors that bought a lot of Trailer parks and have made millions from them. Does anyone have any advice?

Right now I make about 65k a year before taxes and don’t have more than a few hundred dollars a month extra to work with. What can I do?
